Q: What types of properties do you manage? Portland Rental Properties manages residential properties, including single family homes and multi-unit properties in the Portland Metro Region.
Q: How much do you charge? Portland Rental Properties offers one of the most reasonable fee structures in the city, with a truly-one-time account establishment fee ($750), monthly market rate commissions (8%) and a focus on coordinating affordable repair. We have no commission minimum, meaning we only collect a monthly commission when the rental unit is occupied. We do not charge any fees for tenant finding, contract writing, termination of contract, lease renewal or property inspections. You read that right - no rent up fee! No catch. Just fair pricing, for professional property management services.
Q: How do I receive rent income? Rent is collected directly from tenants and deposited into the owner's account via electronic transfer (ACH), accompanied by a monthly financial statement. We can also mail a paper check if you prefer to keep things "old school" !
Q: How do you find and screen tenants? Portland Rental Properties utilizes the most comprehensive market distribution software available. Listings are posted to websites including Zillow, Apartments.com, Redfin, Realtor.com, Trulia, HotPads, along with approximately 20 other locations. Our office conducts a comprehensive screening process on applicants, with a background check, credit report, income verification and past rental history.
Q: How are maintenance requests handled? Portland Rental Properties has skilled in-house technicians that handle a variety of repairs and turnovers for vacant or occupied units. We also maintain a robust contact list of vendors capable of handling complex property needs. When maintenance needs arise, tenants can submit a maintenance request via their tenant portal, call or text our office directly, or email directly to our staff. A representative from our office maintains communication with the rental property owners regarding maintenance needs and costs of their property. For urgent matters, we have an 24/7 emergency maintenance line for tenants.
Q: Does Portland Rental Properties manage short-term rentals? We solely manage long-term residential rental properties, typically with a 12-month lease term.
Q: Does Portland Rental Properties manage furnished units? We can consider furnished unit management, but generally recommend listing unfurnished.
Q: How are rental rates determined? Portland Rental Properties conducts an extensive, real-time market analysis with each vacancy, utilizing multiple sources of publicly available information. Determining a competitive rental rate is crucial to attracting tenants and ensuring a fair return on investment. We consider factors such as location, property size, amenities and local market trends.
Q: How often will I get updates? Owners receive at minimum, a monthly email check-in including monthly financial reporting. Portland Rental Properties staff then communicate with owners on an as-needed basis, to the degree a particular client wishes, regarding vacancies, property concerns, maintenance needs, etc.
Q: What happens if rent is not paid timely? One primary objective is to prevent late rent payments up front, using a rigorous screening process (income verification, background check, rental references). We also make rent payment easy, with multiple secure methods for payment (online tenant portal, mail check to our secure P.O. Box or deliver payment to our office with a 24-hour secure drop box). In the event of late rent payments, PRP will courteously check-in with tenants, provide rent assistance suggestions, and issue appropriate and timely legal notices as required. While there may be additional court or legal fee costs, PRP does not charge for the service of overseeing late rent payments or the eviction process.
Q: Will I be working with a human? Absolutely, PRP will never use A.I. to respond to inquiries, provide rental comps, coordinate repairs, etc. ... your interactions with our office will be organic and human!
